The Monday Morning WhatsApp Disaster
In early 2023, we spent three weeks sitting inside busy real estate brokerage offices across Dubai, Mumbai, and Gurgaon.
What we saw wasn’t lack of work ethic. It was sheer operational warfare. Agents had 40+ active WhatsApp group chats pinned to their phones: one for developers, one for internal brokers, five for co-broking, and dozens for active buyer inquiries.
When a qualified buyer sent a voice note asking for a 2BHK near a metro station under AED 2.2M, the agent had to pause their day, search across multiple spreadsheets, ask colleagues in chat, and eventually send a static 25MB PDF brochure. By the time they replied, the buyer was already talking to another agency.

Real Estate Is Spatial, Not Linear
Traditional enterprise software companies treat real estate like e-commerce widgets: rows in a database table. But human buyers don’t think in table rows.
Buyers think in morning commute times. They think in proximity to schools, metro stations, and parks. A property 500 meters down the road in a different postal code is often more relevant than one 5 kilometers away in the same code.
